This would have to be honestly the worst timeshare Resort that I’ve ever stayed in air conditioning does not adequately cool because the unit has to be 20 years old or more, ants throughout the facility, paint chipping, toilet comes off of the floor because it’s not attached to the flange.
In addition you can’t even watch the TV because within a 2-hour movie the reception goes out about 50 times.
If it were not for a small pool there would be absolutely nothing to do on the resort at all.

Not what we expected
First of all they should change the name to”Villas NEAR the lake”.
Apparently some time ago they sold the lake front part of the property and put up fences and gates so you can’t get to the lake.
This property is very old, but has been updated. WIFI was good and there was plenty of hot water for showers. Everything worked (Unit 102) including the manual can opener!
The Staff was very friendly. Note: unless you own a boat or property on the lake there is very limited access to Lake Conroe. Lots of good places to eat nearby.

Please read “Run Down and Showing it’s Age” review. We got all of this plus no access to 2nd pool, Jacuzzi, dock or lake.
I killed not one but two cockroaches at a time but wasn’t fast enough to get the others. No CD player and TV quit on Sunday at 1:15pm, had to wait until Monday at 9am to call for repair because they charge $30 for non-emergency calls after hours.
I have pictures of the tiles and cement that has fallen off pool; kitchen faucet in pieces; stains in toilet; rusted tub and huge pot hole right inside front gate.
They have apparently sold the lower half of the property.
The part with the nice pool, Jacuzzi, dock and lake access.
A fence has been put up preventing access to this area and there are only 37 units available so there is no reason for the lack of care and maintenance.
They did NOT tell me about the fence or lack of access to the lake when I called, they waited until I got here so I couldn’t cancel.
Disappointed
The condition of the resort was poor quality. Plumbing fixtures hard to adjust and one broke in our hands.
First look it seems clean then all of the counters were gritty and edges hadn’t been wiped in a while.
We used Clorox wipes to wipe down entire kitchen and bathroom. Pots had black greasy crud in them.
Globs of hair came out of tub drain.
Sinks had open hole with no drain plug. Mold in caulking around tub.
Pool was not skimmed daily so full of leaves and bugs. Lots of stairs. Only 3 bedroom unit had balcony and it was on 3rd floor.
Pool in picture on website was sold with surrounding land and condos have been built blocking the view of the lake.
This is NOT a Villa
This property is old and run down. Don’t stay here.
Yes it is on a lake but there is an ugly wooden fence that blocks any view and no way to get to the lake.
Inside unit is very tired. Doors don’t close – no locks on sliding glass doors except for a bar -bathrooms barely work.
Stay anywhere else but here
Very disappointing!!!!!!!!
There is NOTHING positive to say about Villas on the Lake except for the property manager, Diane Willis.
DO NOT WASTE your time or money going to Villas on the Lake because ICS is not doing a good job of keeping the property in good condition.
I will be contacting ICS upon my return home and I have spent time taking lots and lots of pictures to back up my numerous complaints.
FILTHY, GROSS and OUT-DATED are the three words that sums up our vacation at Villas On The Lake!
