Dear Kohls Ranch Lodge
FIRST- I was told that my family and I were going to get cabin 204 at the front desk..We go to 204 and it was empty and then our keys don’t work…we read that the keys say 203..we go into the cabin 203 and see spider web’s everywhere. .and we see spiders in the bathtub. ..we see that cabin 204 has a jacuzzi and see that all the wood decking has been upgraded..we call to ask for 204 and the front desk tells us that it’s for The Diamond Resorts Members … Is he kidding? I have been with Diamond for 15 years. We are Platinum Members.
Second-The front desk has Maint. come over to look at what we are talking about..He was even surprised ..He got a broom and went around knocking down spider webs 15 min..He told me that he would let the front desk know that we wanted a bug spraying in the morning.
Third-And in the morning a different maintenance man was emptying trash by the front desk and I ask him when are they going to spray for bugs and spiders. He didn’t know what I was talking about..The only maintenance guy on the property did not know what I was talking about..
He said he would come over and look. He then came to 203 and saw that there was another spider in the tub..that makes 3. He then told me he could not spray in the cabin because they have an outside vendor do it. He said that he could spray outside. I said fine if it would help. He only sprayed the front porch and left..what the @#$% ????
Forth- The Wi/FI goes down and the front desk tells me that I have to call a 1-866 number to have it fixed..wow
This is not a good place to come to and we will not be coming back ever again, also I do post on Trip Advisor and other review websites..also this same email will be going to your Corp.

Not like it used to be
We had a reservation for two weeks in two rooms starting August 1st. We have been coming to Kohl’s for several years. They started out as a pet friendly resort. Last year they changed that to pet friendly for their timeshare owners only. Not knowing this we showed up with our dog.
The Manager was great about it and still gave us a pet room. We said we would not be coming back because of the new pet policy and were told they do make exceptions for regular guests. We booked our rooms for this year only because we were told by the Manager we could bring the animals. I called the resort yesterday to confirm our rooms. When I mentioned the pets I was told they were not welcome.
I explained that I was told they would be. She informed me that the Manager from last year was no longer working there and that what she had promised me would not be honoured. Interestingly the rooms they had us booked in were the rooms held for pet owners.
They wouldn’t give an inch and we had to cancel our reservations and our vacation. I guess I should be thankful that we didn’t make the 7 hour drive just to be thrown out in the street but it still ruined a vacation we had been looking forward to for a year.
The other thing they had added without giving any notice was a 10.00 daily charge for use of their amenities. Their amenities consist of a small swimming pool that is always full of children, wifi that doesn’t work and some activities that are more geared to children than adults.
We do not participate but would have had to pay anyhow. Kohl’s used to be a great vacation spot. It’s a shame Diamond Resorts took over and turned it into just another timeshare….We won’t go back
Disappointing Stay
I chose to stay at Kohl’s Ranch-based upon reviews in TripAdvisor.
My stay here was very disappointing.
I had a studio efficiency, which was nothing more than an old hotel room.
The only rooms available when I arrived had two double beds, which took up almost all of the room. There was a small table and two straight back wooden chairs – no place comfortable to watch TV.
The bathroom was tiny with a kiddie toilet and the light and fan were on the same switch. The flat screen TV was ok but there were very few channels. The room was old and dark.
The best part was a nice patio with two chairs. WIFI was terribly slow when it worked. There is no daily maid service. And the restaurant apparently is closed except in summer so meals were only served in the saloon, which was dark, crowded, and noisy.
Beautiful outside, Blah inside
The location of the place is by far the reason we went here and wanted to be close to woods canyon lake and also Payson and Heber. The grounds are in nice shape and play area for children is well kept, good little trails for hiking also.
Besides the scenery is beautiful, everything else was a letdown and some major issues with the place that needs to be addressed before they take on any new guest asap. We stayed in a one bedroom cabin with hot tub(lukewarm hot tub), the room was in very poor shape and did not deserve the rate they were asking at all. The furniture in the room was is such bad shape if there was an earthquake it would have broken.
The sofa had rips all over it along with a smell of fish on one of the arms and also had a fish hook stuck in one of the cushions in which I laid my head on.
The shower was awful, the shower head that shot out water felt like 1000 little needles were poking your body and we had to do sponge baths to be able to not hurt the kids or even us. The beds were really hard and blankets were very old.
One of the big let downs was the fireplace, it did not work and were stuck with a portable heater for the whole room. A warning to guest staying here, I advise you wear your sandals or shows around the room because we found five 3-barb fish hooks stuck in the carpet in the living room and also bedroom.
I actually ended up stepping on one and thankfully I had my socks on to have the hook get caught in that.
The cabin has a lot of potential and could be done very well, but they focus more on the looks of the outside rather than the inside which is very depressing because if it just did half of what they should be doing on the inside of the rooms they would be better off. The horse riding was closed for the days we were there, which would have also been nice if they told us about this before our stay.
There are just alot of misses here at Kohls ranch and even though they have been around for some time, maybe a new maintenance crew or some values of service would do them a lot better in the long run. Feel free to email me if you have any questions.
Horrible overnight getaway!
We have stayed at Kohl’s Ranch in the past and we were excited to spend a night at this hotel after a long day of hiking. The location of the property was perfect for this overnight stay.
Upon arrival at Kohl’s Ranch, we were told that they had 50+ checkouts from a family reunion and a wedding so the rooms were not ready yet. We were finally able to check into our unit (a studio with 2 double beds) at about 4:35pm. Since we had been hiking all day we were looking forward to a hot shower and dinner. Unfortunately, as soon as we turned on the shower the knob broke off, which resulted in not being able to turn on the hot water at all. Maintenance did show up within about 10 minutes to fix this problem.
There were several problems with cleanliness in this unit, including the ice bucket not being cleaned out and the coffee pot was dirty. We discovered our biggest problem with this unit the next morning when we woke up. There was a dirty sock in between the sheets of the bed that we were sleeping in!! The sock did not belong to my family. I feel that Kohl’s Ranch did not provide the most basic requirement for a hotel room – a clean bed. Upon finding the sock I went to talk to the front desk manager and she tried to offer reasons on how this sock ended up in the sheets, but none of the reasons sounded plausible at all.
I do not feel I should have had to pay at all for this room at this point, but I was not offered a discount on the hotel stay. Instead, we were told they would give us a credit to the attached restaurant. We were not even given enough of a credit at the restaurant to cover 1/2 the cost of breakfast for our family of 4. I do not feel that Kohl’s Ranch was able to make up for the disgusting room and I left the property feeling very unhappy with the whole situation. Shame on you Kohl’s Ranch for not providing clean rooms for your guests!
Garmin does not even know where this is
This will sound like we hated the place but we didn’t …just not the kind of place we like to stay and did not feel like they did their best to make us comfortable.
Stayed at Kohls as a timeshare exchange. Part 2 of 3 part “Great American Tour” I think they called it.
First problem was the address for Kohls is not recognized by Garmin..GPS.
The problem when you are arriving after dark as it is not the easiest place to find. It is also 17 miles away from “civilization” so you better stock up before leaving Payson. We were surprised with the size of our room and especially the bathroom…way way too small and dated, very dark and dingy looking. There was a microwave and fridge as well as a stove top..but burners did not fit so I was afraid to use. We went into town to eat as we felt on site restaurant was a bit pricey for our taste.
The first morning my husband got up to take a shower…after running the water for 12 mins…no kidding…I called the front desk to see if they had turned off the hot water. The desk person said since we were in the end units we had to run the water longer!!
When I said we had done that for over 10 mins he simply said…”We’ll, run it for 10 more mins”. They were not full and I asked why we could not be put in the cabins along the creek…as reviews had indicated where they were putting us were the least desirable.
I was told we were assigned location by our exchange group…which may or may not be true but if they wanted to make us enjoy the place they could have accommodated us.
To make matters worse we had reserved a smoking unit but they did not have any left so we were put in one of the “pet rooms’. I can tell you I would rather be in a smoking unit any day than one where pets are lodged regularly. Tonto “creek” must have been low as it was very muddy looking. They are also supposed to have wireless internet but I could not get my laptop to recognize their service.
I believe most will like Kohl’s especially families it was just not our cup of tea.
Worse stay ever
If you don’t mind having mice running around in your unit then this would be ok. We caught 3 mice and there were still more in the unit when we left. We have never stayed in a resort or hotel room that had mice in it. This is uncalled for.
Beware if you are not an owner because then I think they put you in the worse unit they have. When I called to complain then they tell you what the better units are. It is too late then.
I feel we wasted our exchange thru the timeshare exchange company and our money. I would not recommend this property to anyone. Granted it is located in a beautiful spot.
But how can you enjoy it when you have to worry about mice and who knows what else? Resort asked us to give them another chance no way would we spend money or exchange again to stay at this resort.
If you have a pet with you, READ THE FINE PRINT/ DON’T RELY ON DIAMOND RESORT
We could not stay at this location because a pet is not welcome unless you are a timeshare owner. This information was not provided when the reservation was made through Diamond Resorts. Kohls Ranch directly provided this very disappointing news. Ruined our weekend. Had to scramble for other accommodations. Not fun!
Terrible - left a day early
My husband, myself and a dog or two go to Kohls Ranch 3 times each summer. We just got back today after leaving early from a 2 night stay to a one night stay. They no longer allow dogs in the rooms and the dogs must be kenneled in Kohl’s Kennel at night EXCEPT if you are an owner or a Diamond Resort Timeshare member. The owners and members get all the good rooms and our option was either the parking lot or in front of the pool (sun all day until 8:00 at night) with a ton of screaming kids. We had requested the rooms that faced the creek but if there are Diamond Club members or owners those are held for them.
Overall, terribly disappointed. Restuarant Bar not open until 4:30 to just top things off. We won’t be back unless things go back to normal. We are willing to pay extra for a better room and to bring our dog but we won’t kennel our dogs at home why would we do it on vacation?
Time to look for a new summer retreat.
