Booked a one night stay through Priceline while travelling Florida.
After checking in with a normal process I was hammered for 20 minutes about timeshares. After respectfully declining I assumed it was over.
Checking my credit score,(as I often monitor it) I was surprised to see an inquiry from Diamond Resorts International.
I did not authorize this nor gave them any info as it was booked through Priceline. Ever since then I constantly get phone calls from all types of timeshare company, so this place obviously sold my info.
I recommend avoiding this place even though the rooms were nice, it’s not worth the headache.

Illogical Early Arrival Policy
We are diamond points owners. We have stayed at Grand Beach on several occasions. The accommodations are OK.
Now for the disappointing part. We had and early afternoon appointment on the far eastern part of Orlando for early afternoon, the day of arrival. We called the property to see if our room would be available for early arrival. We were told that they can not give that information out over the phone, that we would need to come to the front desk in person to get that question answered. I said “can you just look at the computer and tell me” I explained that we did not want to drive an hour out of our way to be told that we would have to wait till 4pm for check in. They said No they could not. I asked to speak to the manager and was told that they were all in a meeting. I asked for the Manager to call me. They did 45 minutes later and reiterated their position. There is no reason that they should not be able to tell you over the phone if your room is ready.
I stayed at a Hilton property the day after we checked out. I asked them if I called to check the availability of my room for early check in if they could answer me. They said “sure it’s all in the system, and if your room is not ready we will ask housekeeping to make up the room and we will call you when it is ready.
Diamond has A LOT to learn about being in the hospitality business. They are not in the hospitality business, they are in the high-pressure timeshare selling business. IMHO if the took care of the hospitality part of the business the timeshare portion would sell itself.

Disappointed
Our stay at Grand Beach was mediocre at best. The outside facilities are very nice, however, the interior needs work. The beds were miserable and the shower heads were painful! The force could be adjusted however still felt like needles in your skin. They have the A/C boxed locked so the temperature is a constant 72. We prefer to be cooler than that. It was probably the noisiest place we have ever stayed as well. We could clearly hear conversations next door and kids crying and running above us. We also had to keep the laundry going for lack of washcloths and towels. Not nearly enough provided for family with two teenagers. The furniture needs replaced badly. Wife refused to sit on couch it looked so raggedy. Would not choose to stay here again.
There isn’t much to like about this place.
We go to Orlando every June with our two grandchildren and have stayed at several different resorts. This place is one I wouldn’t go back to. The only real nice thing about Grand Beach is the miniature golf course.
The grounds are not beautiful and the pools are small with no shade.
We were given a 5th floor room as I had requested a view and there was an obstruction on the balcony itself so if you wanted to sit out there the only to see was a wall. This was our second room as I had already complained about the first as that one fronted a road. Not the view I expected!!!
There is no tiki bar, no restaurant, no beers, wine or any other alcohol on this whole property.
There are ducks running around all over by the lake and they are one of the bright spots. I never saw anyone ever use one of the worn out paddle boats.
Terrible Sales
I was given a week in your Grand Beach Orlando facility by a friend this week.
The idea was to experience how great it is and buy one ourselves so we could vacation together. Upon arrival we were waiting on the elevator to take our stuff upstairs; when the doors opened the cleaning staff forced their way out literally making us move our bags so they could get by. Once we finally got upstairs we tried to navigate the cart through the door with full hands.
Another employee stood inside the door talking on her cell phone never offering to help or even hold the door. Still, the facility is very nice and we were looking forward to our tour. Keep in mind, we chose to sign up, we are getting no free nights and are not required to. We are actual captive buyers. Our 10:30 “tour,” didn’t begin until 10:50. As soon as we sat down we were told to leave because my wife was finishing a mimosa.
As soon as we walked in the door they started taking deposits and deposits for different things. Maybe if they handled the sales process better and did a better job welcoming guests you wouldn’t need all the deposits.
We will enjoy the rest of our trip and will be purchasing an Orlando timeshare this week, I think there may be one or two other companies in town we’ll visit. Maybe you can spend less time promoting yourself on my tv and more time actually trying to help us. Jay Nelson, room 614.
Cockroaches!
This is my first ever review I feel I have to let other travellers know that this resort has a cockroach issue.
I read another review before I left saying the same thing but it was only one so i dismissed it. I should have taken warning. The staff are great, facilities great and everything looked clean and perfect on arrival.
The first night we saw a cockroach run past us on the porch and tried to get into our room door, but we stopped it. That was not a good feeling since you see one there are hundreds more you can’t see but being positive we dismissed it as a bug outside, no big deal.
It really started to ruin my vacation when I woke up one morning and a roach appeared from under the microwave just above where I was cooking. Now i know the roaches are in the unit as well and could potentially be in my clothes, suitcase etc. That was the turning point for me, but it wasn’t over.
On the last day of our stay we woke to get our showers and found two cockroaches hiding under the bath mat. I really hate waking up to a screaming wife when roaches appear. I also noticed a squished roach on the bottom of the replacement kleenex box.
I am nervous that if the infestation is bad enough to see them during the day that they made their way into my luggage and made it home with me. I will NEVER entertain staying at this resort again and will make sure that everyone I know remembers and passes the word on. Grand Beach = Cockroaches.
Location is great. Everthing else is below average.
Upon Checking in we found a broken toilet seat, dirty floor and the vent in the hall was caked with hair and dust . The shower water pressure was too high and the water saver spouts cause our first showers to be painful. The kitchen was missing glasses. These concerns were addressed by the staff.
During our check in we were not given any information about, check out, housekeeping,etc … I had to call the front desk to ask. Our room did not have a resort directory. Housekeeping did not show up on the day we were told they were coming. They came the next day and did not vacuum. We left a $20 tip since it was a 3 bedroom unit. It seems that they just took the money and left.
There were racoons living on the roof by the pool and at night there was a racoon fight outside of our unit. The clothes dryer did not work properly and the interior door locks did not work. The website shows a photo of a game room, which the resort no longer has, the kids in our party were disappointed. We had to pay $30 for wifi. Really, in this day and age, most resorts offer free wifi.
The resort is located close to the Disney Parks and Marketplace, but so are many other resorts. I will not be returning to the Grand Beach.

They offer you discounts on Disney tickets and other things, stay away, I REPEAT STAY AWAY, high sales tactics, we were there for 5 hrs and Racial remarks, wait till you do not get the vacation packages, they can become very rude. I have tried to contact them and they just keep passing you along to other people that will not help.
” Your partner must not love you if they can not comment to a vacation package, how can they comment to a life with you” is something they said. unbelievable !!!!!!!
