Terrible experience - never again.
Upon arriving, the Boardwalk seemed nice and the location is great if you have an ocean view.
Once we got up the room we were surprised at how nice the room was, but were disappointed when we realized that we had a city view rather than an ocean front view.
A call was made and the room was exchanged to what seemed to be the same predicament, but we just went along with it anyway. The room was fairly clean but not up to par, and the dishes were not “sanitized” as described- there seemed to be leftover residue from the last tenants so washing everything twice was a must.
The next morning after being there a couple of hours, we complained that our toilet was not working properly and called maintenance.
They came and fixed it so we thought and not even 45 minutes later after no one using it the toilet stars to overflow and leak water out like a babbling brook. It took someone at least 7 minutes to come in- I timed it by recording a video. They came in stopped the water and cleaned up the mess and the maintenance tech was very apologetic and said that it never got that bad..so we were moved to a different room.
Called the manager to maybe get a voucher for a dinner or something for all of our stuff being ruined and wet with the flooding and was met by an unpleasant, unprofessional GM, who could not care less because as a timeshare exchange we were supposedly upgraded to this ocean front room after our room flooded because of their facility malfunction and was told nothing could be done because they upgraded us when they didn’t have to and that they were losing revenue because they could renting to other customers..really? How unprofessional.
Then she wanted to do an assessment of our wet items ( clothes, jackets, suitcases, my playstation packed in a box) that were on the floor after just having moved everything. The person who came to do the assessment was the housekeeping manager who had no idea why she was sent up as didn’t know what our items were wet for.
We were promised dryer money to dry our wet clothes and didn’t receive a thing. Terrible experience with the GM Who needs to lose the attitude as be more accommodating and a staff who had no idea what was going on.
Clean up the Rooms get more up to date furniture and better cooking equipment..ie, stovetop, pots, pans, etc as well as a working hot tub since there is nothing else to do in this so-called resort and villa.
Never again.

Stopped here on our way home after our wedding.
Was really upset that we paid 290 for a room from Tuesday-Wednesday.
Price was not worth the room.
Was nice view but the planes constantly flying over made it not so nice.
Set our alarm next morning to take a walk on the ocean and before out alarm went off at 7, workers were pounding away steaks to wrap snow fence around the flowers!! Right outside our room and all down the boardwalk.
Went in search of coffee and breakfast because our expensive hotel didn’t even have a coffee maker in the lobby!
Upon return to our room we got ready to leave and housekeeping knocks on the door to clean the room…it wasn’t even 10am yet nor did I check out! I was livid.
My husband didn’t want to ruin our day so we just left. I was super upset that our first stop after we get married was bad!
Is this a campground or a resort?
My boyfriend and I came into Virginia Beach around 9 or 10 pm. All of the roads leading towards the boardwalk were blocked by police. We tried to get around to no avail so we decided to wait out the festivities at a local dive bar. We foolishly assumed that by 11:45, we’d be able to get in but that was not the case. We ended up going around a barricade to get to the hotel and checked in after midnight. While this is by no means the fault of the hotel staff, they could have informed us of the traffic issue so that we could have made arrangements to arrive earlier or offered a restaurant credit or something to get our stay back on track.
When we did arrive, the night manager was friendly but said that they were unaware of the street situation. The check-in process was unusually slow and some of the other staff were a bit unprofessional while we were waiting. When we finally got up to our room, my boyfriend actually laughed out loud. It was tiny and reminded us both of a dorm. The countertops and fixtures were in need of a remodel. Extra shampoo, soap, and lotion (no conditioner) could be purchased at the desk. There was an envelope for the housekeeper’s tip, to be left at the front desk upon check out. We were to put all dirty towels in the bathtub, all garbage in bags in the kitchen, wipe down all appliances and surfaces before we left… I’m not really sure why the housekeeper expected a tip.
The phone was constantly blinking with messages that were just dial tones. When I was finally in the room at the right time to answer the phone, it was the concierge trying to get us to come to a 90 minute meeting where they would undoubtedly try to sell us a timeshare. I declined.
Every morning we woke up around 7 or 730 am to knocking, yelling children, and banging doors. On the last day, while in the middle of a shower, the water abruptly stopped and would not come back on. I had shampoo in my hand, fortunately, I hadn’t done anything with it yet. There was enough water pressure left to rinse it off in the sink. This occurred at the start of the timeshare meeting, which seemed to be a pretty hilarious coincidence.
To me, the word resort signals more amenities and service. It felt like we were staying in a fancy campground. Despite the beachfront location, this place is way overpriced. We will not be returning.
Disappointed
I stayed with my family for 3 nights and I was so excited to stay here, well my excitement went right out the window when I walk into the room and it wasn’t as clean as I thought it would be.
I wiped down everything myself with antibacterial wipes I brought. Remotes and area around the remotes were dusty, the floors had dirt and hairs on them and there were blood stains on the pull out sofa in bedroom.
I was constantly getting calls about coming and getting a welcome packet which I declined because all that is , is a trap to get them to sell you a timeshare which I am NOT interested in.
I would not pay to stay here again. Spend the extra money and stay at the Marriott.
The mattress, linens and everything is overall better at the Marriott.
Due to the size of my family we had to stay in a room that accompanied six so the boardwalk was one of the choices, once again so disappointed.
Extremely Disappointed and Disgusted!!
Memorial Day vacation weekend ruined before it started!
At the Boardwalk Resort Hotel and Villas, I found the bedding to be in the most disgusting state in the 1 bedroom oceanfront accommodation I reserved.
The bedding had not been changed after the last guests! I pulled the covers back and found debris and a very apparent faeces stain in the centre of the sheets.
I’ve stayed at plenty of hotels and resorts and I’ve NEVER experienced anything like this before.
Needless to say, I was horrified!
The worst part is that my 6yr old niece had already gotten into the bed before I walked over and pulled the covers all of the way back to inspect.
I immediately rushed to the front desk to tell them. I was told that there were no other rooms left and that there was no one there to change the bedding for me (it was after 1am) but, they would have the security guard bring me new sheets. I am very particular about where I stay when travelling, I found the reviews for this place to be acceptable so I booked it, and now I wish I hadn’t!
Before arrival, I was actually considering making a serious inquiry about a Diamond Resorts timeshare purchase.
I could never bring myself to do that now!
This experience surely set the tone for a CRAPPY holiday vacation weekend at the beach…literally!!!

My family has stayed at the Boardwalk Resort for 4 years for our annual vacation.
Beautiful property, excellent rooms, great staff. I will not return to this or any Diamond property after this trip. I booked directly through Diamond Resorts International months ago for an oceanfront suite – paid more because I don’t want ocean”view”.
My printed reservation said oceanFRONT. I called the resort the week before arrival and confirmed oceanFRONT. I get there with my three small children and they try to stick me with an oceanVIEW room (a view of the street, if you lean out the balcony you see a tiny speck of ocean.) Basically, since this is a timeshare property – if you’re not an owner and the hotel is “overssold” that day, you get bumped to a room you didn’t pay for.
Your reservation means nothing.
It’s like buying a standby ticket for an airline. After “a spirited conversation” in the lobby, the manager discounted our rate and put us in an oceanfront room when one became available the next afternoon, but it was a pain in the butt to load our crap & kids and cart it across the hotel. WHAT IS THE POINT OF A RESERVATION. Seriously.
Oh & the manager, Nicole, told me that this happens ALL the time.
And another family, upon my check-out, also did not get their oceanfront suite they reserved, so it is a continuous customer service issue going on there. It’s a shame because I loved going to this place – if they can actually hold a reservation I would definitely come back, but since they can’t – I’m going somewhere else from now on.
Do not waste money on Diamond Resorts
My fiancé and I decided to visit Virginia Beach for the weekend and we booked the room from Priceline after unsuccessful attempts at purchasing rooms from other sites(kayak, hotels, and Skyscanner).
It seemed like the rooms weren’t available once we tried to finish the transaction. However, Priceline’s name your price deal went through………. until we got to the hotel and the front office told us upfront that they were completely sold-out. She went to the back to speak with her manager and came back to tell us that they are able to accommodate us. We got excited because of the reviews that we have read on trip advisor and the pictures posted.
But… when we got up to our room…… we were horrified.
First, the room was a size of my walk-in closet. One tiny window faced the garage and the street. It takes 3 steps from the front door to the bed and 4 steps from the bed to the bathroom.
Second, the room was dusty and had a mixture of odours….. I smelled mould and grease. My fiancé smelled smoke. Oh! And the hallway smelled like a skunk. We could even ventilate the room since the tiny window wouldn’t open.
We woke up in the morning with stuffy noses and sore throats from the dusty room.
Third, the AC unit was loud and it was right next to the bed. I kept waking up in the middle of the night when AC fan came on.
AND they try to sell timeshare at the hotel lobby. We were told that they have coupons and restaurant recommendations at the corner desk when we checked in. So we stopped by for restaurant recommendations. A nice gentle greeted us and tried to make an appointment to offer refreshments and talk about their special deals.
We love to travel and were considering purchasing a timeshare. BUT we will not consider Diamond resorts.
Dirty!
My fiancee and I decided to head out on an impromptu weekend beach trip. Since the trip was last minute, this was really the only hotel we could find. The rooms itself was nice and spacious, and even though we had a “city view” the corner window in the bedroom actually had a pretty good ocean view.
Overall, we really enjoyed the size of the rooms and the location of the hotel – right on the boardwalk and easy access to pretty much anywhere you wanted to go — we hardly moved our car from the garage the whole weekend.
That being said, the real problem with this place is the housekeeping.
When I first walked in the room just felt dirty. Further inspection resulted in finding stains on the bed-sheets and EVERY towel that was in the bathroom.
We called housekeeping and they brought up all new towels and sheets…unfortunately each towel that we received had a giant stain on them except for one and the new sheets had an even bigger stain than the original one we received!
Luckily we had a bunch of beach towels for the stay and ended up using those as sheets and after our showers. Additionally, one day the housekeeper did not show up at all even when the Do Not Disturb sign was not up — we had to call down the next day because by 2PM they had not shown up after we returned from the beach.
Finally, the hotel guest services called our room every morning at 8-9AM to try and convince us to take a tour of the hotel and discuss timeshare options. We politely declined the first day, but the calls continued every morning of our stay.
Even with all of that, we had a good time – just wish the hotel would focus more on the cleanliness of the hotel. If we ever went back to VA beach, we would probably look to stay elsewhere.
Horrible Customer Service
If I could give this hotel a minus, I would; for customer service. I booked this hotel and requested handicap accessible room for my husband and I called several times before leaving for our trip up until 2 weeks before and was assured that we were going to be in the accessible room on the 9th floor.
Well, we arrive and they have given the room to another patron on Saturday and we were arriving on Tuesday. Not only could they not meet our needs but the “Manager” not to sure if she truly was the manager Nicole was very nasty.
My husband spoke with her and he was agitated for sure but he was not yelling at her by any means but then when I got on the phone to talk to her she continued to yell and I asked her not to since I was not yelling at her and just wanted to know how we were going to resolve the situation. She supposedly did the best she could which was not much and we were forced to leave the hotel and check into another hotel which cost us more money.
Beware if you are going to this hotel it is lovely, but the only have Jacuzzi tubs in this establishment and if you are unable to live your legs up high enough to get over the 22″ tub base then you are somewhat screwed for showering or bathing at all.
Again I was very dissatisfied with the “CUSTOMER SERVICE” or lack thereof that we received. I guess because they are a small hotel they can treat people horribly and just move on. They are affiliated with Diamond Resorts and I am totally never going to be staying at any resort affiliated with them.
