Terrible Diamond Resorts Property
We have been Diamond Resort Owners for many years and traded in for three nights. We had stayed here last year for two nights and were not impressed with the Property but had been told it was being upgraded by Diamond. I thought it would be a great get away though and made sure I reserved an ocean front unit and we could just relax on the balcony and enjoy the view.
When we checked in tonight we were given a first floor unit which is next to the boardwalk. I do not believe it is safe to be on the ground floor. The unit has a small area outside … no privacy and directly adjacent to the boardwalk.
The unit is also next to the lobby, the elevator and a stairway, the hallway smells of smoke and people are up and down the hall making lots of noise. We hear everyone from the hallway on one side and the boardwalk on the other. We tried unsuccessfully to change to another unit or property. We were told nothing could be done and even if we went to another Diamond Property … we couldn’t use our points. In addition we discovered nothing has been done by Diamond to upgrade the property.
We have stayed in Diamond Resorts many places in Virginia and in the Caribbean and always been happy with the product.
If you are a Diamond Resort member please know that this property is not up to Diamond Resorts standards. I would not recommend to anyone.

needs improvement
I’m giving it a 3. First I will say every employee from painters, front desk, housekeeping, etc everyone says hello the moment they see you and all very friendly. Second, it has every amenity you can think of.
However, it needs updating and debugging. Getting in our first room it had a door that came off track even after maintenance came up immediately after we called, the wooden dressers drawers had broken tracks and then the second night we found roaches under the kitchen sink. Maintenance came up immediately and sprayed. management was supposed to call in the morning but never did, took us several times to finally have upper management take care of us and get us moved to another room. second room much better. except for drawers off tracks, but no signs of roaches. Communication was dropped between staff and management. They told us Diamond resorts just purchased it 3 years ago and are still working on it. another person who was an owner of it from previous ownership said it seems like it has gone downhill and not happy anymore.
I would go back but not for the same price. and hopefully, all rooms will be in better shape and debugged
NO SECURITY at Beach Quarters
Spent a week there. No security. We had approximately $1500 worth of metal detecting equipment stolen from our vehicle in the parking garage on last night. Our 2018 vehicle locks automatically, so it was locked. We packed a lot of the vehicle the night before we left (few luggage carts available historically in the morning). When we went to finish loading up the next morning, noticed that the equipment was gone.
A jar of change we use for paying tolls was also missing from the cab. Wife went to front desk to report the incident at 7:00am. Asked the front desk to contact the police. Individual did not know the phone number and was more interested in checking out for the day than in assisting. He did mention he had walked through the garage twice that night. He left and a lady came in to work the front desk. She used her cell phone to call the police for us. (Note: At no point was a manager available to speak to, even though we asked a few times).
The police officer arrived and took a report. We told police that we thought security cameras were at the entrance to the garage because there used to be. Police asked for security camera footage.
The clerk went in back office behind desk and came back with a message that manager said the security cameras did not work and had been taken out, so no footage was available.
We also noted that the key card pads necessary for entrance to the building from the parking garage were removed leaving the building accessible to anyone. We questioned this and after the clerks visit to the back office, she came back and reported that the fire marshall said they had to remove them. (Note: My internal BS flag went up at that response, although I figured that was a battle for another time).
Another problem I noticed was that the public is invited to the 7th deck pool on Sundays. We noticed that the pool was very crowded, so didn’t go there as chairs are limited. The next day another guest told us about opening up of the pool to the public on Sundays by management.
This is another security risk, not to mention the inconvenience for the weekly Timeshare owners and people who paid for the privilege of access to the facilities.
Bottom line: There is no security at the building and it appears that Diamond Resorts management doesn’t care.
The cleaning staff on Wednesday came to our room to see if we needed our room freshened up (as they’re supposed to do). We told them no, but could use a few towels and some dishcloths. The gentleman didn’t speak English so didn’t understand what a dishcloth was. At least one person needs to be able to communicate with your guests.
We never did get the dishcloth, so used a handtowel instead.
On Thursday, we got a knock on our door to see if we needed anything, which seemed strange to me, since Wednesday is the only day they should enter our rooms. We were there so answered the door, but again, if we hadn’t would they have come in there without our knowledge?
Again, security. We know Wednesday is refresh day, so we can lock up valuables in the safe, so as not to tempt the cleaning service workers. Other days we may not be as careful. With no security camera in the halls, there is no way to see who enters and leaves your room. Where is the security???
A High Priced Frat House
My wife and 2 kids spent a week here and we will not be back!!! Our efficiency apartment was outdated with 2 drawers in the furniture not working. The water pressure is poor on showers, and the room was poorly cleaned. Along with positive note, the beds were comfortable and the view was fantastic.
We needed to call security 4 times for a 12:15am party on the tennis court, a rowdy couple in their car blaring music, shouting obscenities and jumping on the car at 11:45pm, people smoking pot on the adjoining patios while my kids where sitting in our patio in the evening (this is a non-smoking venue I was told), and the staff vacuuming the concrete hallways at 6am outside our door. We were responsible for getting our own towels and garbage disposal, but towels and garbage were thrown all over the hallways and elevator areas from other rooms, and the garbage room stunk to high heaven by the elevators because it was not properly attended to by staff.
We had no pans in the kitchen if our efficiency apartment until staff brought them on the 5th day of our stay, and our room was scantily cleaned and the bedding was changed once all week. Otherwise, we saw no attention to our room.
The parking garage is small and tight. Many cars were hit (ours was hit twice), and getting out of it is difficult to impossible. One of the other guests had their car broken into and there are no cameras in the garage. All the front desk could do is get the police for them, and leave the guests to file a report. There is an overflow lot for parking one block away, but it is often full and impossible to access.
The indoor pool is usually overrun with kids and pool towels are in short supply if available at all. I went to use the hotel bathroom and somebody had vomited all over it from the night before and it was now 10am.
There were no luggage carts available at check in or check out because the hotel allows people to hoard them in their rooms. The front desk claims that they can do nothing about this “constantly recurring issue”, as the front desk described it. Anyway. Diamond Resorts will try to get you into a timeshare seminar for their properties upon arrival. If Beach Quarters represents their properties….RUN!!! We travel a lot and have reasonable expectations, and I worked as a travel guide for 4 years as a part-time career. I will not be back to this hotel nor can I recommend it to anybody in good faith except for maybe a group of college students going away to raise heck. If you are looking for a nice place for your family, then look elsewhere. Many other hotels offer the same view with less issues, and your money can be better spent elsewhere
