Dirty and Unloved
This Townhouse resort is just down the road from Old Town Kissimmee and directly opposite an RV/Trailer Park called Tropical Breeze (a very charming and attractive looking resort with static wooden cottages as well as RV’s which gave me serious resort envy!) Regal Oaks is ideally placed for access to all the theme parks, shopping malls and is close to Celebration.
The resort is approximately 3 years old (but feels a lot older). It’s a mixed-use owner/vacation resort with substantial security gates and 24 hour security guard service. We waited a full 15 minutes while the sole receptionist dealt with a phone query.
During check-in we were shocked when he advised us that there was no mid-week clean for our 7 day stay unless we wanted to pay extra for one!
On being shown to our townhouse we were struck by the amount of litter scattered around the property and the very poor landscaping (something upon which CLC generally prides itself). The townhouse itself was fine, if a little tired and musty smelling. The previous occupants rubbish had not been collected from the plastic container/bench outside the property from which it overflowed and we had to ask for it to be taken away. Amongst the previous occupants rubbish were several melted kitchen utensils which had not been replaced, and we had to request these as we self-cater.
Our townhouse was a good size with two bedrooms and three bathrooms (one downstairs and the other two effectively ensuite). The bath in the main bedroom was just plain peculiar, very deep and enclosed within a glass wall, it’s quite difficult to get in an out of, and whilst it’s clear they were going for some sort of luxury feel, it’s really rather silly and uses a whole tank of hot water to fill!
Each townhouse has its own jacuzzi, which is a nice touch, however, ours was at best lukewarm with pretty lame jets. Maintenance doesn’t appear to be a priority, (in CLC’s Tenerife operations where jacuzzis are provided they are regularly serviced and drained and I don’t think this is the case here).
The resort advertises a ‘spectacular clubhouse’ which in reality resembles a 1970’s working men’s club, all be it with better views. The heated pool is nice and there are enough sunbeds scattered around the pool area and the deck next to the large lake which is the centrepiece of the resort. It’s a terrible shame that this lake is full of plastic bags, bottles and other rubbish, which should be removed daily, especially as the lake is home to an assortment of wildlife including gorgeous Soft Shell Turtles.
I have to mention the rubbish situation yet again, because according to the ‘welcome pack’ trash is collected from the outside patio on Monday, Wednesday, Friday, Saturday and Sunday, and to our dismay, nothing was collected during our stay at all!
CLC’s mission statement is to exceed your holiday expectations, sadly they were unable to even meet our expectations at this dirty resort and we will not be coming back.

Sticking to vacation homes after here
So after many trips to Orlando and using vacation homes we choose to try Royal Oaks resort for a quick short trip to Orlando after reading many reviews.
Check in was friendly and simple, drove to our townhome and at first glance it was on a corner and spaceful. Great open outdoor patio with a hot tub which every townhome has, only complaint I’ll say is there is no such thing as privacy tho since everyone’s patios are right across from each other with no privacy screen covers on the lower part at least.
After working our way upstairs to settle in and unpack, of 3 bedrooms only 1, the master room had a tv?? Our son was confused and our guest basically instead of using his room camped in the living room to us the tv located downstairs.
The upstairs bathroom had a major squealing noise whenever it was flushed but nothing compared to the bathtub in the master bathroom.
After taking a shower the water did not want to go down the drain.. and after calling the front desk twice I tried with a meta hanger to see if the pipe was clogged and what came out just sickened me (picture below).
Our son had trouble falling asleep because the townhomes are made of wooden foundation and every step you make can be heard and kept thinking he was hearing a ghost, definitely not a quiet place when walking up the stairs or moving around upstairs at all. The mattresses in the room felt very rough, toss and turned both nights.
And to make my final night of two worst I had another guest tailgating me into the front gate so bad he almost bumped my car then tried to race alongside me to pass me, when he’s staying just across from us, like are you really in that much of a rush.
Think the only plus was the hot tub. But definitely looks we’re deceiving
Good location, terrible service
Location wise, the resort is perfectly located to access all of the Disney parks and other attractions and has plenty of local shops and restaurants close by. Don’t be put off by the neon bright lights from the old town area as you drive by or to the complex locality, the old town area is a fun night out with many shops and rides for the family. Look out for car cruise nights (Friday and Saturday) where you can view new and old American classics.
Accommodation is reasonably spread out with our linked condo being on the far edge of the complex. Being on the edge has some benefits, not overlooked, however, be aware to are exposed to more of the wildlife and bugs (which I’ll come back to). Pool facilities and on-site restaurant of good quality, friendly staff, however, the on-site shop is although convenient somewhat expensive – Walmart and Public are not far away should you want to visit them (5 minute drive).
Coming back to the bug issue, having experienced numerous bugs in our condo (roaches), we tried to escalate this locally through regal oaks customer services as well as through Virgin Holidays locally.
After reporting to reception that we had killed some bugs in the main bathroom we were told by reception an exterminator would visit the following day and that someone would visit the accommodation shortly to clear it up. We waited up till midnight for someone to arrive but no one did. Leaving the accommodation early the next day we assumed the exterminator and house keeping would attend to sort and clean the issue.
Guess what – We arrived back to find nothing had been done, neither clearing up or exterminator visit, and following a frank conversation with reception in person (the response and attitude from the reception staff was appalling, we were informed the exterminator had been booked for Monday – another two day later.
You would think this would be the end of the customer services saga but NO!
At this point, we received communication from Virgin to say this time of year was tricky with bugs (they never said that in the brochure) but they had spoken direct with Regal Oaks and reassured us everything would be dealt with on the Monday (4 day after the initial report). Needless to say Monday came and went with no signs of or confirmation of the exterminator visiting.
Some days later…….
Eventually after numerous more communications with everyone we were able to establish the day before checkout that the terminator had finally been 7 days after the initial report – well done!
Checkout day – we express our disappointment to the customer service manager at the time, who agreed the speed and response was not acceptable, and verbally offered some form of a refund. However because our booking was via Virgin, she said to report this through them and they would organise between them the refund.
Have spoken with Virgin at length concerning this matter, to which they contacted Regal Oaks direct for feedback – you failed to reposed to them on the points raised above and guess what no refund from you to us as promised !!
Awful Service
Absolutely terrible service at CLC Regal Oaks Resort.
We arrived early and were told that check-in wasn’t until 4 PM. They said they would send someone to get the place ready and would call us as soon as it was. We never received the call and arrived back around 6 PM. When we did get to our room, the AC was broken.
We called and they sent someone out to fix it. He said that it was all set and left. The AC never turned on so we called back and they sent another guy. We had to leave for a meeting but he told us to just call the front desk for a new room should it not work when we got back.
When we arrived at 10PM that night, it was still broken. We called to get another room but the young man at the desk told us we had to walk our things to the front desk and he would handle us there.
We were on Corvette St (the very back of the resort) and that is close to a 1/3 mile walk with our luggage. I called back and told him that was unacceptable. He explained that there was nobody there to drive a golf cart out to pick us up. He said we didn’t need to bring our things but that we would need to come pick up the other keys and then carry our luggage to the new room.
I walked to the front office to find there were 5 groups ahead of me in line! It was about 10:30 at this point. I waited it out to get the keys but before I got them, he walked into the office behind the desk and talked to his manager about something!! I got the keys, walked back to the room, we picked up our bags and walked the 1/4 mile to our other room.
We finally got to the new room around 11:15 PM and had to be up for more meetings at 6 AM. They also did not transfer the mid-week cleaning to our new room so we ran out of towels mid-week and there was no garbage can in the kitchen. Terrible experience as a whole. They do not care one iota about you once they have your money and I will never recommend this location to a single person. There are way too many good options in Orlando to have to suffer through this place.
VERY RUDE AND DISHONEST!
I booked at 3 bedroom condo online for the Regal Oaks 2/17-2/20. I had a confirmation number and text with me.
Upon arrival I was told I had NO condo it had been cancelled. I said impossible I had my 79 year old terminal Dad with me and his 81 and 74 year old brother and sister coming to stay for the last visit.
The resort told me it was cancelled thru Travelocity and there was NOTHING they could do they were booked.
Margie, the RUDE manager told me I should call around other hotels and I need to take this up with Travelocity. After speaking with Travelocity for over 1 hour they said the hotel cancelled??
I HAD the confirmation number etc confirming all was good. Margie said “sorry” that’s it. After spending the next 2 hours in the lobby calling around hotels in the area and found NONE available (it was a holiday weekend) I decided to go back online and couldn’t believe my eyes??? there were 3 units available at the Regal Oaks.
I put my credit card info in and reserved a condo AGAIN except this time it COST me $700 more than my original booking???? so my original condo for $1532.25 now cost $2200.
I went up to Margie again with a guaranteed email confirmation in my hand (on my phone) and asked her what the hell is going on??? She went into the back room and a few minutes later came out with a key for our $2200 condo for 3 nights. NO APOLOGY NO REASONING NOTHING??
I now have an attorney involved to get my $ back from this scam. So 4 hours later my sick father with cancer and I checked into our condo.
After a very long day of flying etc! HORRIBLE, horrendous experience and treatment.
Worst ever - avoid this resort!
Booked 4 bedroom house, got 3 br.
First, they told me that i had called them, requesting a 3 br instead if 4??, upon my question why/how as this was absolutely not the case, they suddenly said the piping system was broken. This feels like strange excuses for overbooking. Were put in a 3 bedroom house, not clean, sofa bed (8 people had to sleep here) was not made, had to do so ourselves. Jacuzzi leaking, all in all, worst experience ever. Never ever CLCresorts again.
Be Extremely Cautions - Do not get caught in “CLC Regal Oak Resort – Kissimmee, Florida”
The photos of the resort shown in “CLC Regal Oaks Resort” and other booking websites focus on the nice view of it while the townhome Apartment we have got is located in a disgusting area of the resort which is called “Phase 0” and they are the oldest apartments.
We have stayed in 3 bedroom townhome for 6 nights from 11-17 August 2015.
1- Reception Issue (Upon check-in)
a) The receptionist could not locate my reservation until I showed him my confirmation.
b) He was confused of the length of my booking.
c) He charged my card a wrong amount (overcharged by about $202) without any explanations. My original reservation amount was $1217 and I was charged $214 when I made the reservation directly from “CLC Regal Oaks Resort” website. When I checked in, the receptionist charged me $1205 which is totally wrong. He should have charged me $1003 so the total will be $1217.
d) He gave us a very old townhome apartment in “Phase 0 – The Oldest Phase” and in a very bad location (please see some of the attached photos). The apartment no. is 2704.
2- Cleaning (mentioned in an elusive way in CLC Website: there is no everyday cleaning and guess what? If you are staying 5 nights or less you have to pay $ 96.05 cleaning fees for after checking out from the apartment. And if you are staying 6 nights (like my case), you do not pay the $ 96.05 but be cautious that you do not get free cleaning while your stay and in case you need cleaning services, you pay $ 96.05. My nephew is staying 13 days and he received cleaning services only once and it is up to the management to decide when to get the cleaning!!!!!
3- Calling the reception in the morning: instead of receiving a reply, I have received a message about office hours.
4- Bathrooms: a) 2 of the bathtubs are blocked. b) The toilet seat is extremely old and deeply scratched/damaged. c) 2 The garbage bins are very old and damaged. (Photos attached).
5- A number of light bulbs are not working (photo attached).
6- upon checking out:
I have been over-charged with about $ 202 and I mentioned this to the receptionist and she gave me false information about tax that the tax is 20% while it is 13%. I tried to discuss with her, she called the CLC reservation and I talked to them and they told me to wait for 5 minutes. I waited more than 20 minutes but I did not get any response. I asked the receptionist to call them again. After several attempts, the reservation department talked to me saying that they have difficulties in their reservation online system and they informed me that they will fix the issue if there is any discrepancy. I provided them with my phone number and nobody contacted me since my checkout on 17th of August 2015 @ 10:00 AM and until now 20/8/2015. I have waited for about 50 minutes in the lobby to finalize the issue but without success. So I was over-charged the sum of $202 !!!!! (I have an email and a printout of the original booking from “CLC Regal Oaks Resort’s” website with $1217 and a printout of checkout of $1419.82 !!!!!!!
