Many Flamingo Beach Mate timeshare owners are currently tied into contracts with Flamingo Beach Mate, one of the leading timeshare schemes in Lanzarote.
There has been a huge increase in complaints and timeshare release enquires in recent months from customers with Lanzarote Timeshare Property.
Resort owners looking to cancel their timeshare cite reasons such as high increase in fees including timeshare maintenance fees, consistently broken promises by the timeshare resorts owners and management team and contracts committing owners to paying fees for “timeshare in perpetuity”
Looks good but you get fleeced
My wife and I have bought holiday time at this resort, when we tried to book two weeks consecutive they told us that this was NOT possible. We have given them 9 months notice.
Do not buy any weeks holiday with Grand Holidays who run the scheme, they tried to fob us off with 2 weeks in separate complexes which are about 20 miles apart.
They refuse to deal with any complaints you have and the directors of the company will not contact you face to face. Be very careful if you are thinking of booking with them, get everything written down with what they promise you.
We are not only angry with how we have been treated but also upset with the lack of sympathy they have with their CUSTOMERS.

Intrusive daily time share selling and not advised of building work
Still here now, on arrival check in was good even let us in the room 30mins early, Booked a 1 bed vanity sea view direct with flamingo beach mate on its own website, the room itself I would say is a standard 3star 1 bed apartment, it did not look like the photos neither did the balcony. On a whole I’d say the complex is an average 3 star aparthotel however somethings have let the stay down.
Breakfast was ok, repetitive and small choice although decent options.
There was no sunbed on the balcony as pictured and one of the things I was looking for on this holiday, a deck chair and table and chairs is on most balconys with only the 2 bed apartments by the pool having sunbeds.
Daily from 10am until near 5pm there are numerous timeshare salespeople and all there clients walking around the complex, very intrusive as ur sunbathing and enjoying the complex and facilities you have paid for. Couldn’t even sit in the seating area for all the families here for timeshare lies! Being told about Infinity pools and the out of order jacuzzi being refurbished (supposedly being turned into a kids pool and not improving the jacuzzi as salespeople are saying) many paying customers are very unhappy about the amount of timeshare salespeople and their clients as it is non stop! Complaining to reception/management has been useless as it is all money in for them! If this was limited to one day a week that would be understandable but every single day is just a joke!
The other let down of this stay is that the hotel is having work done and there is drilling and hammering throughout the day and I had obstructions as the men worked, walking to the pool from my apartment. Nowhere from booking directly on the website or on 3 communications from reservations was I notified of building/maintenance work, if I had known of this I could have accepted or had the choice to pick another aparthotel with no work.
Unhappy customer and would not return due to the timeshare intrusion.
Disappointingly not what we expected!!
We visit Costa Adeje twice a year and have stayed at various hotels/apartments, that when we are booking, offers us the best price, for the standard that we are used to. Whilst searching for our last holiday, Flamingo Beach Mate popped up and because we knew of it and its location is really good, we decided to look further. The whole complex looked lovely, the views stunning and it was within our usual price range. We had read some reviews, the main ones concerning the breakfast, which even though we do enjoy a breakfast, isn’t the main priority and so we went ahead and booked.
You will notice from my previous reviews, that I only write about places, that my husband and I have really enjoyed. If they are mediocre, I do not bother and up to now, we have been fortunate enough, not to have to write about disappointing ones. On reading my remarks, you might think them to be petty, which some are but as our weeks holiday progressed, these petty problems caused us nothing but frustration, hence why I have to vent my anger.
On arriving at reception, the young lady who dealt with us was very nice. She gave us two key cards, a key and barrel for the safe, which we were pleasantly surprised, was free and told us our room was on the first floor. My husband asked where the lift was and we were told that unfortunately there wasn’t one. I think that is because it might only be a two storey complex. He then asked if there was anyone available to carry our case to our room, which we were told unfortunately not. There was a gentleman behind the desk, who looked to be part of the managerial staff and so my husband half-jokingly said, that perhaps he could do it and his smiling reply was, “20 euros”. Fortunately, although my husband is seventy-one and has had two knee replacements, he is reasonably fit but goodness knows how someone more infirm, would have managed. As we ascended the staircase, we noticed that there were rubber mats, with brushed off plaster splashes, on the steps and as we approached our room, directly opposite us, there was construction work being carried out but to be fair, it did not interfere with our holiday.
Very trivial, one key card didn’t work. On entering the room, we were delighted. It was just like the photos had portrayed and to top it off, we had been given a sea view room, which cost from 10 euros a day and also a complimentary bottle of cava! I was so pleased, that I took pictures straight away, to send to our family and friends. Before leaving me to unpack and him going to buy the water etc. my husband tried the safe, which like most safes, was in the wardrobe but this one, was on the very bottom. Fine, if it was reasonably easy to work but it wasn’t. My husband struggled for about fifteen minutes and then asked me to call reception. The maintenance man came, about ten minutes later and was on his knees, messing with it, for about fifteen minutes and then told me it was okay. On his return, my husband gave it a try and after again struggling with it, managed to lock it. This struggle continued for about three days, after which we had to ask for the maintenance man again. My husband said, that it was only fit for the skip. We would have much preferred to have paid for a safe that worked.
On the first appearance, the sanitary ware in the bathroom (Villeroy Boch) looked lovely but the toilet was showing signs of wear and tear and a toilet brush wash was provided because the shape of the pan required its use! There was a magnifying mirror, which was a bonus for us, at our age but the big let down was there was not a cupboard, shelf or anything in the bathroom. I ended up bringing in a dining chair, to put my make-up, creams, hairbrush etc. on.
Day two of our holiday. We arrived back at our room at about five o’clock. I was first in the shower and it was hair wash day but the cleaning lady had not replenished the complimentary shampoos etc. and so I had to phone reception. I was in the shower, applying conditioner to my thin hair (I am saying this because I wasn’t in the shower forever) and the shower started to cool down, cold, freezing! I called my husband, because I thought, as he did, that I had done something wrong with the controls but no, the water had gone cold. We ended up, over the washbasin, with my husband pouring the kettle over my head, to rinse the conditioner off. Once again, we informed reception and the maintenance man came thirty minutes later and tried to explain that we had an independent boiler, under the kitchen sink and that we have to wait twenty minutes in between each shower, to allow the water to come back to temperature, of which we have never experienced before but nevertheless, my husband tried to explain to him, that I was the first one to go in the shower and it had gone cold but he did not appear to understand.
Building site
stayed in the Flamingo Beach Mate from the 9/11/17 for 4 nights, and we unaware of the building work until we had booked. We checked the reviews, a few poor but most were good. We emailed the hotel before we departed and asked if we could have a room away from any building work, if it was still ongoing. We also requested a room with a view that was not looking directly at a wall as we had read that some guests had complained of this We had to prompt reception to reply to that email and they promised to do their best.
When we arrived at the hotel we again raised our concerns, the receptionist told us we were in 512 away from any building work. She told us how to find the room, however, we got lost as there were no room signage directions posted to give you an idea of the location. We did notice later that there was one, however, this was posted behind a plant.
When we opened the door to our room our view was that of a wall of another building approximately 3 metres.opposite. I went back to reception and informed them that I had specifically requested a room that was not obscured, I was asked if I wanted to upgrade at my own expense. As I was hot, tired and really want to get my holiday started I agreed, however after checking she had no rooms available. At this stage, we decided to make the best of a bad situation and try to get on with our vacation, however ,the next day as we sat on our terrace the building work began next to us with the sound of a Kango Hammer drill which continued for two days.
On the day of our departure shortly after breakfast ,the drilling began again, I was looking forward to checking out. I queued behind a local man at reception who knew the only staff member on duty and they chatted about football for about 5 minutes, eventually, he turned to me, returned my deposit, ignored me and continued chatting to the same man, no goodbyes or did I enjoy my stay then!
Disappointing room and service
Very disappointed with booking.com do not use this site to book a room at Flamingo beach mate-false advertising at its best showing rooms of the vanity studio yet we had one of the worst most run down rooms in the complex with a basic ceiling fan and no air con!
Great view of the back wall of the building opposite too and an alley which had skips right under our wall full of rubbish from other rooms they were upgrading yet ours was one of the old style rooms!
Despite us paying more than our friends who booked with travel republic they had the vanity studio as standard with a much more modern interior and air con but we didn’t get an opportunity to upgrade or choose a room type through booking.com.
Also there was no mention at all of the construction works at the hotel on booking.com prior to our stay and the place in certain areas was an absolute mess and health and extreme noise hazard that you could hear from the pool area-our friends had the volume on the TV up to 40 due to the constant drilling above their room!
Disappointed in the reception staff who never made any attempt to upgrade or move us even when i offered to pay, I always seemed to get fobbed off and the staff seemed more bothered with entertaining potential timeshare viewers than paid up guests.
Despite complaining with the hotel staff and telling them it was our 25th anniversary! We met a couple who checked in after us and said they complained that their air con wasn’t working and got a free upgrade to a better room so then we knew the staff were fobbing us off they just said that was the standard room anyone booking with booking.com got.
Retired couple
Hi we stayed at Flamingo beach in Feb we booked half board the food was dire no choice I couldn’t even have the vegetables without garlic, definitely not a la carte , the breakfast was served outside by the pool , that was awful too the cheeses and meats uncovered and not refrigerated , the cooked food wasn’t hot , we complained to the hotel who got in touch with hotel beds who offered us a refund on the evening meal but not breakfast as they only book bed & breakfast not room only , we have been offered an insulting offer of £134 which for a 10 day holiday is really bad .
Also ,the day after we arrived there was a lot of banging in the reception area just above our room , we were told the reaction are was being moved , we can only think it is to accommodate a proper restaurant.
Then the noise went up another level as work was being carried out to the hotel rooms which went on until 7 o’clock in the evening. Needless to say, we didn’t enjoy this holiday, we emailed the hotel a week before we went out asking for a quiet room, the room itself was very nice and clean.
But we should have been informed of the impending work which would have given us a choice as to whether we would have gone. Not Good Enough. We booked through LOVEHOLIDAYS . Beware.
hotel Security
During the 4th night of our stay at the Adeje Flamingo Beach Mate Hotel this February, our room(s) were entered by thieves (somewhere between 05.00 and 06.00am), while we slept. Money, bank cards, mobile phones, watches and jewellery were stolen.
The Hotel has only one security man on duty through the night, this over an area of roughly 100 x 120 yards; ie the size of two football pitches side by side. There may be more than 300 units on the complex, which is built on the slope of a hill. Effective overnight security looks to be totally inadequate therefore, since access from surrounding public walkways is relatively easy. Some of the ground floor units have lockable grilles/shutters to screen the patio doors. Our top price ‘deluxe’ accommodation on the first upper (first) floor alas did not.
CCTV images of the perimeter are apparently not instantly monitored and are therefore only of use retrospectively for Hotel security considerations and for Police investigation etc. Not much use to the holidaying guests more interested in ‘Crime Prevention’!
Our first surprise, on arrival, was that our top-price ‘deluxe’ rooms had no air-conditioning; only a ceiling-mounted fan in each room. The weather was warm, even in February, which meant that for ventilation purposes, we were not inclined to lock ourselves in the bedroom overnight with the door-lock provided.
Soon after the theft, Reception quickly helped us to cancel bank cards and they contacted the Police. We were not overwhelmed however with the Hotel Management as a whole, which made no effort to acknowledge our distress at the time. Having decided to ask for a move, we later contacted the Manager and were allowed a transfer to another room.
Annoyingly, instructions had been given to cleaning staff not to clean the room, prior to an expected Police inspection. In spite of this, the room was cleaned the next day regardless. The intended Police visit was therefore abandoned.
No room allocated was expected to move to Los Christianos!
I arranged a guest certificate for Flamingo through timeshare for a 2 bedroom apartment starting on 22 June but on arrival my Son was informed no room was available and he was being moved to Los Christianos! Not acceptable – if he’d wanted to stay in a Los Christianos that is where he’d have booked! It has cost my son & party £300 to find suitable alternative accommodation and I would like this to be refunded by Flamingo management. Myself and my family are regular users of this resort and I’m aware of the extensive renovation work (upgrading has been ongoing for a few years) but would expect this to have been considered when taking bookings/allocating rooms. Please confirm how a refund will be handled. My Son is able to come in and collect a refund personally before this Friday 29 June.
The resort will be amazing once all work is completed, but my problem is here and now and this has never happened before in my 25 years experience of timeshare exchange!
Awful!!
We arrived at Flamingo on Friday 22nd June having got an early flight to Tenerife to really make the most of our first day. When we arrived at the hotel the receptionist informed us our room was not available and that they would move us to Los Cristianos. (NOT acceptable). We were told that there was absolutely no rooms available for us during our stay at Flamingo… which is annoying considering when our timeshare became available for a 2 bedroom apartment in JANUARY. We straight away booked it.
We rang our timeshare company interval to see what we could do and we got moved from asking for a 2 bedroom apartment to a different hotel with a 1 bedroom apartment for 4 people! We have now had to as a group pay out a further £300 for a new hotel.
We were told by reception that 2 rooms magically would’ve been available from Sunday- Friday but nothing before when they realised we weren’t going to be moved from the area. Again totally unacceptable when we had made and paid for plans in this location prior to coming on holiday. Why would we want to be packing up our bags throughout our holiday, being pulled from pillar to post when we’re only here for a week?
This hotel would have known that our room was not ready MONTHS ago due to the ongoing refurbishments. However told us that they informed interval 3 days before we were due to fly out. We received no information, no real sincere apology and no attempt to really try and make it up to us. The least they could’ve done was offer us a complimentary drink whilst we found out where the hell we were going to stay.
I think it’s disgusting that we’ve not even been offered any form of a refund and now we’re out of pocket because of this hotels lack of communication. We are here until Friday 29th June if someone would like to speak to us or offer us any form of compensation for putting a major tint on our holiday.
My boyfriend and his family have been using this resort for years and I can tell you we will certainly not be coming back and using you again, regardless of how great your construction work turns out to be. You’ve lost some VERY loyal custom from this hotel.
