Please note this is our 4th trip and absolute LAST to this location. If you are not a timeshare owner, DO NOT CONSIDER staying here.
As a family of 6 travelling with three children and one person requiring handicap special assistance, we reserved and paid for a 3 three bedroom unit booked directly via diamond resorts.
The first night there was only a 2 bedroom unit available. No compensation, no regrets from management. Just inconsiderate attitude.
End of stay, we were notified via letter under our door, we would have to move into 2 bedroom unit. I explained my mother is in a wheelchair physically disabled, and moving her is challenging and uncomfortable. Front desk manager’s reply was, “the owner will be here tomorrow and you have to move”.
We contacted our credit card company to recoup charges. The three-way conferenced with the hotel when the clerk stated my husband is a liar regarding a confirmed reservation. I’m delighted the conversation was recorded by Capital One.
I can happily report we are delighted staying at Westin Dawn Beach.

HURRICANE DISASTER PLAN A DISASTER!
Royal Palm is a fantastic resort. I am a whole owner there. But when it comes to a disaster like IRNA this resort unlike others on SXM leave guests on their own.
NO SECURITY!! LOOTING ON PROPERTY!! GUESTS ARE SCARED TO DEATH!
Their guests have been through a horrendous IRMA. Now, they do nothing to help them stay safe?? NOT to mention no generator.
If Diamond wants to keep its reputation DIAMOND it needs to have a better plan. Everyone knew IRMA would be devastating to Sxm but DIAMOND chose to ignore and now, with NO SECURITY have put their guests lives in even more danger. FIrst-hand knowledge of what is going on there today

Not to mention their generator not working, their back up cistern system to provide water deliberately taken down.

Credit card deducted twice and not responding to emails
I stayed in this hotel for one night after competing in the St Martin regatta. The room was excellent however my experience was overshadowed by the incompetent front desk staff who deducted the room rate from my credit card twice. Since noticing this error I have communicated with the hotel however no response has been received. Their customer service is appalling and I would not return
Time Share with Poolside Bingo and horrid smell of cleaning fluids in rooms
Made the mistake of grabbing a deal for an overnight stay in St Martin due to a missed flight connection.
This place is close to the airport. That is about all I can say that is positive.
It took 2.5 hours after we arrived for an acceptable room to be ready.
We asked for a quiet room and they put us next to the pool which has a swim up bar. So when we rejected that room, we waited for the cleaning of a unit on an upper floor.
At the front desk, you are forced to listen to a highlighted litany of what you cannot and should not do.
Then you are forced to collect your “welcome package” which is a sales pitch for discounts and timeshares. I am looking for a nearby cliff off of which I will throw myself.
I do note that the rooms all face the water and the sunset view is nice. Oh, did I mention that the hotel is on a strip of honky tonk dives?
Check-in is RIDICULOUSLY BAD.
I’m only here for one night, waiting for my boat to come down the Anegada Passage. Arrived from BVI at 1 pm. Room not ready, sweet girl ( 1 of 3 at the desk) called housekeeping to say I was here, and said kindly, ‘check back’.
Checked back and she said, it’ll be ready at 3. After 3 the lobby is packed with people trying to check in and now there’s only 1 man at the desk and each group after @ 10 minutes of check-in time is told to ‘check back’.
Everyone is tired and frustrated and angry. Really? I would have booked any other hotel not to deal with this hassle. But now, I, alone am in a very nice 2 bedroom condo overlooking the water, and I should probably feel happy.
Wish I could amortize the anger over a week’s time … If check out (by 10 am) is as bad, I’m just walking out. Not worth the hassle!
