A faded Diamond
We’ve been holidaying at Broome Park ever since Sunterra (now Diamond Resorts) acquired it and have had some fantastic times here for over the years. Diamond Resorts have now put the site up for sale and have restricted reservations to a six-month booking window – and it looks as if they have given up on maintaining things.
In the grounds – none of the pathway lights work any more.
In the lodges – many of the self-catering equipment is missing. Our lodge does not have a milk jug although it still has a teapot, even the grill pan is missing from the oven, so no grilling bacon!
Worst of all, the resort is totally overrun by wedding guests with a total disregard to members.
What was once supposed to be a private members retreat is full of drunken wedding guests, accommodation is overloaded as they cram as many people as possible into a two bedroom lodge.
Cars parked permanently in the loading area/turning circle and members not able to make weeklong reservations as most of the accommodation is held back for party goers on Friday/Saturday nights.

Nice hotel with a couple of issues
Broome Park is a very impressive hotel and golf course set in the most beautiful setting in the Kent countryside.
We received a warm welcome but were a bit taken aback at being asked to pay £100 upfront to cover any meals, drinks etc that we may have during our stay. I haven’t been asked to do this at any other hotel I’ve stayed at in the (only a record of the card details).
Our room was huge with a comfortable 3 piece suite and a lovely triple aspect bay window looking out over the grounds.
The double bed was actually 2 singles pushed together, not ideal, but not uncommon in hotels these days. Quite a firm mattress but adequately comfortable. We had a few problems with the hot water which would come and go at random.
On the last night of our stay, it was impossible to fill the bath as the hot water tap just produced a tiny dribble of lukewarm water. The following morning we had no hot water at all.
Breakfast was OK the full English was nice but could have been hotter and the staff could have been more attentive. We had a couple of evening meals during our stay which was very good but the service was very slow and we had to wait 25 minutes for our main courses.
The general condition of the hotel was quite good but a bit rough around the edges. It is a big house with lots of outbuildings and a daunting maintenance undertaking. It was a very cold weekend when we stayed but the hotel was warm although I think the heating system could do with an update as could a few of the fixtures and fittings.
The hotel was very clean although we didn’t have our bed made up properly and they hadn’t emptied our bin after the first night.
Overall we enjoyed our stay and with just a few small improvements in service, it would have been exceptional.
Very good value on a Travelzoo deal.
Broome Park boxing day short break
Three of us stayed here for 3 nights from Boxing day.
We were in the mansion House 1 bed apartment, Digges suite.
The apartment was fine for 3 nights, comfortable in a rather faded and slightly shabby way.
Main bed was comfortable as was the sofa bed. Very limited kitchen facilities but we knew this before we came and so were prepared. Bathroom really tired looking, grouting around bath in need of repair. Not the apartment to go for if you want a nice view, just a view of a small grassy area to the side of the manor.
Wifi coverage much improved. Mobile signal just about OK with EE , better with Vodaphone.
The walls are very thin, we had noisy neighbours on both sides for the first night and were relieved when they checked out the next morning.
Initial impressions of the mansion are always good ( we have been here a number of times) with its beautiful wood panelling, pillars and lovely open fires.
However, scratch the surface and much of the rest of the mansion is tired, faded, and in need of sympathetic restoration. Diamond resorts were not prepared to spend the money and have sold it for a steal to Kitchener resorts.
This is a new company Chinese owned who are looking to break into the UK market.
The new owner apparently has a love of WW1 history and interest in Lord Kitchener in particular. Kitchener was a former owner of Broome Park . Hopefully, money will be spent to return the house to its former glory.
The staff were all exceptional including bar staff – I guess it depends on who serves you on the day.
If you are a resident there is a very good history tour of the house and grounds that lasts about 1.5 hours. Karen, the entertainments manager runs these and did a very good job. As the house changes hands these tours are unlikely to continue – a real shame.
The small swimming pool and sauna were good and the gym adequate although some equipment needs replacing. They really should have a water fountain near the sauna, this is standard in most spa facilities I have been to.
I believe we are almost the last diamond members to stay at Broome Park. Diamond is no longer the owners and is not taking further bookings.
Of course one can go via booking.com etc but there is no reason to pay cash when you can’t use your points so that is sadly our last stay.
Similarly, diamond members who live locally and were using the leisure facilities as part of their diamond membership can no longer do so.
The end of an era then.

We never got there. Weekend Ruined!
They took the booking from us both at their central booking and at the resort for the accessible room a couple of months ago.
Today they rang to cancel the booking.
They claimed a mistake in their booking system.
Frankly, I do not believe them. I think they got a better offer.
They were unable to offer a suitable alternative date.
Absolutely terrible customer service and treatment.
Take great care when trying to book.
Plans for a weekend away now ruined.

Timeshare owner for 25 years here
Visit our villa in the kitchen garden every year in early May (Regency Villas). Nice grounds and beautiful surrounding countryside. Main house has a good restaurant, bar indoor pool and beauty Saloon. Golf course well kept and challenging with several blind shots and fairways on the side of a valley. Answers are based on the Villas not the main house
Shabby chic and faded splendor!
We did a timeshare swop into the mansion and had a double room, ensuite bathroom and tiny kitchenette (toaster, kettle and microwave. No sink, no coffee maker, but fortunately had brought our own French press/cafetiere)
After our large USA timeshare, this was a bit of a shock!
The sink for washing dishes was along the corridor, and there was a washing machine and tumble dryer there too.
There were overflowing trash cans along the corridors and our room trash was only emptied once during the week so we emptied our own. There was a good sized under-counter refrigerator, but as there was nowhere to cook we barely used it.
You would need to buy ready-made meals to microwave. We only had cereal and milk for breakfast and then ate out for meals when visiting local places. It is really a hotel room with a microwave.
Bed was very comfortable, room had lovely large window and was very light. Free Daily Mail newspaper every morning. Clean towels and bathroom cleaned halfway through the week.No table, just cute little fold away individual tables. So nowhere to write or put a laptop. There seemed to be a family in the room above us as there was a lot of noise early in the mornings, and their bed creaked.
Staff were amazing – very friendly, very helpful, always cheerful.
Croquet on the front lawn was fun.
But everything is slightly faded and the outside walls in the gardens are crumbling and fenced off. There was work being done all day on the roof. And there was a weird clairvoyance evening one night, and a dreadful noisy disco until 11.30pm with the sound ricocheting around everywhere. (There were notices up to say there are often events held here and they apologize for any inconvenience)
The swimming pool is small but it’s fine; the gym is tiny but adequate; the grounds are beautiful and it’s very very easy to get to Canterbury – maybe 10 mins in the car.
The bar seemed to be running out of things – we polished off (i.e. had the last measure!) of a couple of bottles and there was not a large selection.
A great place to stay for the ease of being able to get to Canterbury, Dover, Margate. But it sure looks as though it needs a lot of money pumped into the maintenance of this historic mansion, which is a shame.
We stayed in one of the Diamond Resort Timeshare lodges for 7 days the second week in November.
When we arrived by taxi from Canterbury, the receptionist was very cordial and helpful calling someone (Martin) to bring us and our luggage to our lodge. Martin was very friendly brought the luggage into the lodge and showed us where to locate the flashlights. The reception also arranged for a local taxi to collect us and our luggage to return to the Canterbury bus station.
We did have a light bar meal in the pub the night we arrived. The pub staff was friendly and attentive.
The lodge was well equipped with a full size refrigerator, stove top, oven, coffee maker, kettle, toaster, dishwasher, and microwave. There was a large table with 6 chairs. The living room had a couch and two chairs and a large screen tv. The two bedrooms had very comfortable beds and linen with tv’s. The two bathroom had nice toiletries and towels plus a towel warmer. There was also a washer and dryer in the unit. The lodge was immaculate and the grounds well kept and beautiful. There was free Wi-Fi, we just had to resign in each evening.
Since we did not have a car, we depended on the local bus system. The receptionist gave us a bus schedule. The bus stop is at the end of the driveway….just beware that the driveway is quite long and dark and has inclines/ declines and there is also another incline back to your lodge. We bought a weekly bus pass for £20 and used the pass everyday to travel all over Kent….well worth the money!
We did not use the spa facilities….we were too busy riding buses seeing the amazing Kent countryside!
The week flew by. I would love to return to Broome Park!
Well Kept Secret in Kent
We recently swapped our timeshare to stay at Regency Villas at Broome Park. Broome Park is a huge estate comprised of 3 different living areas.
There is the large manor house which is a hotel, there is Regency Villas (which are 2 BR/ 2 BA timeshare villas), and there are the lodges (which are actually cabins). Overall, I’d say it was very nice, a quiet golfer’s retreat, but its location may be a hindrance to some. It is 8 miles to either Canterbury, Dover or Folkestone. The bus takes about 20 minutes to Canterbury and Folkestone and from either place you can get anywhere in Kent. I suppose the location will really depend on what you plan to do. We travelled all over Kent so we didn’t mind, but it would have been nice to have dining closer by.
Accommodation: We were in the Villas and they are simple, but clean, modern and had everything we needed. 2 bedrooms, both with en-suite bathrooms. One room had a queen bed and the other had 2 twins. The kitchen was small (half-sized fridge, no dishwasher), but good for cooking simple meals. The living area is nice with a big LCD flatscreen and comfy furniture. The only complaint I have it that the master bedroom was in need of a thorough cleaning. There were cobwebs with half a dozen spiders when we arrived, and then mid-week we suddenly had an army of flying ants coming in under the patio door. We found ant killer under the sink and it quickly took care of them. This seemed an anomaly though because the rest of the villa was spotless. The bathrooms, kitchen, living area were all very clean. I’m not sure why the one room was dirty.
Activities: all of the activities are up in the manor house. Golf is the main thing on-site. The course is beautiful and very popular with the locals. Book your tee time early.
Also beware that they have handicap requirements and dress codes. Not a big deal if you don’t have a handicap card, but you will have to play 9 holes with a club pro to prove you can score a 56 on 9 holes (women was 63). There is a nice pool and fitness center in the basement of the manor house. Also a billiards room and snooker room on the main level. Very nice, but also very quiet and underutilized. We rarely came across other vacationers while we in the manor house. Most guests in the Villas were retired folks there for the golf. It was quiet, but I would say it would be fine for families.
Dining: There’s not much for dining nearby. The restaurant on-site was delicious but it’s a necessity to book reservations before going there. Not because it’s busy, but because they do a lot of private events. Twice we were prevented from eating in the restaurant because it was booked for a private party. We ended up getting “Take Away” burgers and fish and chips from the pub. Ick. The pub is a nice respite and we really enjoyed just having an ale and relaxing in the pub. The bar/restaurant staff were simply fantastic, as was the entertainment hostess.
For nearby food, try The Black Horse in Densole, about 2 miles south. The Route 16 bus stops right in front and we hopped off on our way back from Folkestone and then caught a later bus back to Broome Park after eating. Great food, superb hosts, and a fun atmosphere of locals.
Travel: I would say it is almost a necessity to have a car here, but we actually stayed a week without one. If you don’t mind spending 30 minutes commuting by bus into Canterbury or Folkestone, it’s very possible to do it without a car. I’ve seen forums posts which mention the bus stop is 300 yards up the road at the crematorium, but there is now a bus stop right at the entrance to Broome Park. Route 16 comes through every 20 minutes during the day in both directions, and then about once per hour after 6pm. If you decide on the bus, ask for the 1 Week Pass. It costs 19£ but gives unlimited bus rides across Kent for a week. Well worth it if you try to go it without a car. Also by train, use a ticket agent instead of the electronic tickets and ask for the GroupSaver if you have 4 in your group. 4 travel for the price of 2. Most ticket agents will give it without asking, but best to be safe.
Lastly, Look for the 2FOR1 Kent Fliers that are available in almost all of the Travel Information centers. Any SouthEastern train ticket in combination with the flier will get you 2 for 1 tickets to most tourist sites in Kent (Leeds Castle, Dover Castle, etc). It will save you over and over. Just save the ticket stub from any train ride and you’re good to go.
